Orange Beach Begins $1.4 Million Conversion of Old Finance Building Into Medical Hub

Orange Beach has started a $1.4 million renovation that will turn the city's old Finance Building on Orange Beach Boulevard into Orange Beach Medical Center South, part of an effort to attract more specialized healthcare providers.

ORANGE BEACH, Ala. — Construction is underway on Orange Beach Medical Center South, a $1.4 million project that will transform the city’s old Finance Building into medical space as Orange Beach works to attract more specialized healthcare professionals and broaden the care available close to home.

The building sits on Orange Beach Boulevard, just north of the city’s Municipal Complex. Once renovated, it will join the Orange Beach Medical Arts building immediately to its north, and together the two buildings are expected to form a medical center hub for the city.

Contract Awarded to Low Bidder

The Orange Beach City Council awarded the renovation contract to Langan Development Company LLC, which submitted the low bid of $1.4 million. Work began this month, in October 2026, and is expected to take about nine months to complete. If that schedule holds, the building would be ready around the middle of 2027.

Like other public construction projects in Alabama, the renovation was put out for competitive bids. State law generally requires cities to advertise public works projects of this size and award them to the lowest responsible and responsive bidder, a process designed to ensure fair competition and responsible use of public money.

Building a Medical Hub

The goal of the project, according to the city, is to attract more specialized healthcare professionals to Orange Beach and improve local medical options. Placing the new Medical Center South directly next to the existing Medical Arts building is intended to concentrate healthcare services in a single, easy-to-reach area along one of the city’s main roads.

Clustering medical offices together can offer practical benefits for patients. People who see more than one provider may be able to schedule appointments in the same location, and providers can benefit from being near one another for referrals and shared patient needs. For a city that does not have its own hospital, having dedicated space for physicians and specialists can make it easier for residents to get routine and specialty care without traveling as far.

The city has not yet announced which practices or types of specialists will occupy the renovated building.

Healthcare Needs on the Coast

Orange Beach is one of Alabama’s best-known beach destinations, with a year-round population that grows dramatically during tourist season as visitors fill condominiums and vacation rentals along the Gulf. That seasonal swing, combined with a sizable population of retirees and permanent residents, places steady demand on local healthcare services.

Residents of Orange Beach and nearby Gulf Shores currently travel to communities such as Foley for many hospital services. Baldwin Health in Foley, formerly known as South Baldwin Regional Medical Center, completed a major five-story expansion in 2024. Bringing more specialists to Orange Beach itself could reduce the number of trips residents must make off the island and along the area’s often congested highways.

What Residents Can Expect

Key details of the project include:

  • Project name: Orange Beach Medical Center South
  • Location: the former Finance Building on Orange Beach Boulevard, just north of the Municipal Complex
  • Neighboring facility: the Orange Beach Medical Arts building, directly to the north
  • Contractor: Langan Development Company LLC
  • Contract amount: $1.4 million, the low bid
  • Start: October 2026
  • Expected duration: about nine months

Because the building is located near the Municipal Complex, residents visiting city offices in the coming months may notice construction activity on the site. Updates on the project and future tenants are expected to come through the City of Orange Beach and its City Council meetings, which are open to the public.
