Dauphin Island tops the list of Mobile County communities for home prices, according to a new analysis — and it isn’t close.
The report, compiled by Stacker using Zillow data, ranked Mobile County cities by typical home value along with one-year and five-year price changes. The barrier island’s typical home value now stands at $447,083, more than double the next city on the list.
Dauphin Island values climbed 11.3 percent over the past year and a striking 82.5 percent over five years — the strongest long-run appreciation of any community in the county.
Wide Spread Across the County
Semmes ranks second with a typical home value of $220,616, up 7.7 percent in a year and 49 percent over five years. At the other end of the spectrum sits Prichard, where typical homes are valued at just $40,435 — though prices there have still risen 4 percent in a year and 37.5 percent over five years.
The figures underscore how sharply coastal waterfront property has appreciated across south Mobile County since 2018, far outpacing gains elsewhere in the metro.
