BALDWIN COUNTY, Ala. — Baldwin County’s housing market sent mixed signals in July 2026, as resort-area home prices climbed even as overall sales activity slowed, according to data from Baldwin REALTORS. Both the Resort and Traditional Residential markets recorded fewer closed sales and new listings than the same month last year.
In the Resort Area, the average residential sales price rose to $836,017 in July, up nearly $72,000 from $764,005 a year earlier, even as homes sat on the market longer — an average of 122 days, compared with 104 days in July 2025. Closed sales in the Resort Area fell from 210 properties to 175, with total residential sales volume dropping to $146,302,914 from $160,441,066. New listings also declined, to 263 from 313.
The Traditional Residential market told a different story on price: the average sales price fell to $398,711, down from $495,085 a year earlier, while homes moved slightly faster, averaging 78 days on market compared with 83 days in July 2025. Closed sales in that segment totaled 619 properties, down from 804, with total sales volume falling to $246,801,863 from $398,048,140. New listings dropped to 730 from 788.
A breakdown by area showed wide variation: Central Baldwin recorded 189 properties sold at an average of $337,541 (up 3.12% year over year); Coastal Condos saw 84 sales averaging $713,389 (down 10.58%); Coastal Homes saw 93 sales averaging $945,196 (up 27.20%); Eastern Shore recorded 227 sales averaging $500,049 (down 3.13%); and North Baldwin saw 27 sales averaging $293,983 (up 1.26%). Baldwin REALTORS noted that recent updates to MLS area definitions and a transition to a new MLS platform, now based on objective geographic boundaries rather than legacy designations, may affect how current figures compare with previously published reports.
