Baldwin County Housing Market: Prices Rise in September as Sales and Listings Slip

Baldwin REALTORS' September report shows average home prices rising in both the coastal resort market and inland neighborhoods, even as closed sales and new listings declined.

Average home prices rose in both coastal and inland Baldwin County in September, according to Baldwin REALTORS.

Baldwin County home prices rose in September in both the coastal resort market and the county’s inland neighborhoods, even though fewer homes sold and fewer new listings came on the market. The latest Baldwin County housing market figures come from Baldwin REALTORS, the Robertsdale-based association that tracks local Multiple Listing Service data. The association said the numbers show resilience and price strength across both of the sectors it follows.

Resort-area buyers paid sharply more on average than a year earlier, and total coastal sales volume grew even though fewer properties changed hands. In the traditional residential market, which covers the rest of the county, prices climbed at a steadier pace and homes sold faster than in September 2025.

Resort Market: Higher Prices, Bigger Dollar Volume

The Resort Area tracks residential listings in the county’s coastal ZIP codes. There, the average residential sales price climbed to $868,897, up about $148,000 from $720,726 in September 2025.

Closed sales dipped to 173 from 187. Higher prices more than made up for the smaller number of deals. Total residential sales volume reached $150,319,186, compared with $134,775,779 a year earlier, a gain of roughly $15.5 million or about 11.5%.

Coastal properties took a little longer to sell. They averaged 131 days on the market, up from 122. New inventory tightened, with 269 listings added compared with 306 a year earlier, a drop of about 12%.

September’s resort numbers are a turnaround from August. In August, Baldwin REALTORS reported the resort average price had fallen to $776,553 from $829,364 a year earlier, while properties were selling faster. In September, prices moved sharply higher while properties sat a bit longer.

Traditional Market: Steady Gains, Faster Sales

The traditional residential market covers all county listings outside the resort ZIP codes. Its average home price rose to $422,269 from $395,525, a year-over-year increase of about 6.8%.

Homes in traditional communities also sold more quickly, averaging 67 days on the market, down from 72 last year. Closed transactions fell to 482 from 585, a decline of about 18%. Total sales volume came to $202,712,727, compared with $230,628,294 a year earlier.

Supply is a big part of the story. New listings fell to 604 from 743, a drop of about 19%. When fewer homes come on the market and buyers keep shopping, prices usually rise and homes sell faster, which is what the September numbers show. Fewer sales at higher prices points to a shortage of homes for sale, not a lack of buyers.

What the Area Numbers Show

Coastal condos had the biggest jump. Their average price rose nearly 35% from a year earlier, though they also had the longest selling time of any area at 151 days. Coastal single-family homes had the highest average price, at $972,112.

The Eastern Shore, which includes Daphne, Spanish Fort and Fairhope, saw solid gains. Its average price passed $500,000, and homes sold in about two months. Central Baldwin matched the Eastern Shore’s 61-day pace and posted a more modest 3.44% price increase. Its average price of $371,708 makes it one of the county’s more affordable areas.

North Baldwin, the smallest area by sales with 14 closings, was the only one where the average price fell. With so few sales, a handful of transactions can move the average a lot, so a single month’s change there should be read with caution.

Reading the Numbers Carefully

A few points can help buyers, sellers and homeowners make sense of the report:

  • Averages can swing. Average sales prices reflect which properties happened to sell in a given month. A few high-end coastal sales can push the resort average up sharply, especially when the total number of sales is smaller.
  • Location matters more than the county total. Coastal condos, coastal homes and inland neighborhoods are moving at different speeds. Conditions in a specific area are a better guide than countywide figures.
  • Area definitions have changed. Baldwin REALTORS has recently revised its MLS area definitions and moved to a new MLS platform, sorting market areas by geographic boundaries. When boundaries change, year-over-year comparisons may not cover exactly the same set of properties.
  • These are September figures. The data covers sales before Hurricane Isaias reached the coast this weekend.

What It Means for Buyers and Sellers

For sellers, especially in the coastal condo and coastal home segments, September’s price gains are encouraging. They should still expect longer marketing times at the beach than inland. For buyers in traditional neighborhoods, the combination of rising prices, faster sales and fewer listings means there are fewer homes to choose from, and good properties may not stay on the market long.
